Apex covers everything: dynamic pricing, guest screening, listing optimization, 24/7 communications, cleaning, maintenance, and monthly owner reports. You own the property. We run the operation.
Flat 20% of gross booking revenue (net of OTA commissions). Zero setup fees, zero onboarding fees. Guesty PMS, PriceLabs, HostBuddy AI, Rentals United, and Guesty Verify + Shield are all absorbed by Apex. Cleaning is guest-paid via Turno at $120/turnover, neutral to your P&L.

From signed agreement to live across all major channels: 14-21 days. Five phases: discovery walkthrough, furnishing/staging (if needed), pro photography, tech onboarding, and launch with weekly pricing tuning for the first 90 days. Setup, photography, listing creation, and smart-lock install are all included.
Every guest, every booking, runs through Guesty Verify: government ID, biometric selfie match, sanctions/fraud screening, credit card AVS, and 3D Secure. No screening, no access code. Non-negotiable. Guesty Shield provides per-stay damage protection (replacing security deposits), and our $1M+ host liability umbrella covers the rest.
12-month initial term with annual auto-renewal. Cancel with 60 days written notice any time after month 6. No early-termination penalty if the 60-day window is honored. At exit, you choose: honor existing reservations through checkout, or have Apex relocate guests at our cost. Owner-friendly by design.
No. If your property is unfurnished or needs upgrading, Apex coordinates the full LuxePad furnishing build-out during Day 4-7 of onboarding. We handle vendor sourcing, design direction, and on-site oversight. Furnishing costs are owner-funded, but we make sure every dollar lands on revenue-impacting elements (mattresses, lighting, photo-ready styling) rather than vanity spend.
Owner payouts run on a monthly cycle, ACH to your designated account by the 10th of the following month. You receive a full statement showing gross bookings by channel, OTA commissions, the Apex 20% fee, any owner-approved repairs, and your net payout. Full transparency, no surprises.
